HOW TO OBTAIN A BUILDING LOT
If you have an interest in this program, please complete the application and mail to the City of Marquette. Returning an application does not obligate you to accept a building lot. If you choose to move forward with obtaining a free building lot, you will need to choose the available lot(s) that you are interested in. Contact us and we will send you a map of currently available building lots. Next, we will mail you a developer's agreement for the lot of your choice. Only after the developer's agreement is signed and returned is the lot yours. (See the developer's agreement page for a sample of this agreement.) In addition, you must accept and follow the terms listed on the developer's agreement. If at any time you decide that you no longer can use the lot that you have been assigned, please contact us. There is no penalty if you are unable to complete the building process. The steps in applying for a free lot are:
1.) Complete and return the application.
2.) Choose an available building lot.
3.) Sign the developer's agreement to hold the lot of your choice.
The housing requirements are:
1.) The minimum roof pitch must be at least 5 to 12.
2.) Home must be built to residential design standards.
3.) Home must be a minimum of 1000 sq. feet.
4.) Home must be on a permanent basement or crawl-space foundation.
Both site-built and modular home types are accepted.
Lot size and additional lots:
Lots are various sizes and shapes from 11,000 to 25,000 square feet. If one lot is not enough space for your needs, a second adjoining lot can be issued. This would give you additional room for a larger yard, garden, garage, pool, outbuilding, etc. Contact us for available adjoining lots.
Utilities and Specials:
While your lot is free, special assessments are charged for the water lines and streets in this new addition. Specials can be billed along with regular property taxes and spread over 20 years or paid in a lump sum at the time of building. Specials for phase two of the addition (for main and additional lots) are $5,437.67. 12% of the specials cover water lines, 23% covers the street infrastructure and 65% covers the cost of the sewer system in the addition. There is no credit check or additional paperwork to finance these specials over a twenty-year period. The fee is offset with the city waiving utility hook-up and building permit fees. In addition, all utilities, including water, natural gas, electricity and sewer are on the property.
